House Renovation Aspley

This house renovation in Aspley involved your classic three bedroom, one bathroom, post war, fibro clad home and it was in need of some serious updating.

The bathroom and kitchen was original and the living/ kitchen area had a dividing wall that really closed down the living space.

There was not much in the way of living space anyway so the client wanted a large entertaining deck built at the back, accessible from the kitchen.

Scope of work:

  • Pull out floor coverings to expose the hardwood floors.
  • Remove the wall dividing the living/ kitchen area.
  • Provide a new combined toilet and bathroom.
  • Supply a new kitchen and appliances.
  • Modernize the external cladding.
  • Add a large rear deck.
  • Fresh paint inside and out.

Three bedroom highset home with living/ separate kitchen. To create more living space we removed the dividing wall and supported the roof structure with a laminated beam. Single door was removed and replaced with a sliding door unit. The existing bathroom walls were removed combining the toilet and bathroom area. The kitchen area wall linings are stripped out.

All plumbing and power is roughed into the frame work and the walls are relined and plastered smooth. Second Kitchen window is removed and sheeted over to facilitate room for over head cupboards in the kitchen fit out.

Kitchen cabinetry installed. Bathroom floor waterproofed then bedded for tiling. Installation of benchtops, tiling, vanity, shower screen, toilet and mirrors.

Painting, floor polishing and sealing. The inside is now complete with a total construction time of three weeks.

Rear landing/ stairs were removed. Pier holes drilled and Post stirrups concreted in.

Erection of supporting posts and construction of the new deck framing begins. Steel column roof penetrations sealed into iron roof and beams bolted in to support roof framing. Hardwood decking hand nailed down and roof framing completed.

Install white reflective foil sarking, insulation and colorbond roof sheeting to keep the heat off during summer. This is a system we have developed ourselves and has been proven over the years in numerous applications to provide a cost effective way to keep the condensation and heat off in the summer mornings and days.

Stairs installed and balustrading completed. Painting and staining is completed. Bar/ servery area is fitted with benchtops to match the kitchen.
